Pursuant to O.C.G.A. Β§36-9-3, the Butts County Board of Commissioners hereby invites sealed bids to purchase real property located on Georgia Highway 16 East, under the terms and conditions set forth below. The property to be sold has the following legal description:

All that tract and parcel of land lying and being in Land Lot 66 of the 1st Land District, 52nd GMD, Butts County, Georgia, consisting of one (1) acre, more or less, and being more particularly described on a certain plat of survey made by T.A. Carmichael, Jr. dated January 24, 1978, a copy of which is recorded in Plat Book 6, Page 132, Butts Country Georgia Records, and the same is hereby incorporated by reference. This is the same property conveyed to R. Larry Lunsford on May 11, 1994 by deed recorded at Deed Book 175, Page 640, in the Office of the Clerk of Superior Court of Butts County, Georgia. The property has been assigned Tax Parcel No. 00620-024-000 by the Butts County Tax Assessors Office, and is commonly known as 1785 Highway 16 East, Jackson, Georgia.

The minimum bid for this property is $6609.02. Butts County will sell the property to the highest bidder provided the minimum bid is met and cash or certified funds are tendered to the Butts County Board of Commissioners within five (5) business days after notice of the award is given to the bidder, failing which the property will be sold to the next highest bidder meeting the minimum bid and payment requirements. Butts County reserves the right to reject any and all bids that do not meet the stated minimum bid or which fail to tender payment as required herein.

All bids must be in writing, sealed in an envelope, and delivered to the attention of Michael Brewer, County Clerk, Butts County Administration Building, 625 West 3rd Street, Suite 4, Jackson, GA 30233 no later than 12:00 PM March 15, 2019. The bid must state the amount the bidder will pay, and the name, address and telephone number of the bidder. A blank bid form is available from the Commissioner’s Office and bidders are encouraged to use this form.

All bids will be opened in public by the County Clerk or his designee by no later than 12:15 PM on March 15, 2019 at the Offices of the Butts County Board of Commissioners, 625 West 3rd Street, Jackson, GA 30233.

Important Notice of Condition of Sale: The subject property contains a dilapidated structure that has been declared unfit for human habitation. As a condition to this sale, the buyer must sign a contract agreeing to remove the structure and all debris from the property within sixty (60) days after closing. Further, the property will be sold β€œAS IS” and Butts County makes no representations or warranties concerning its condition, its suitability for any purpose, or the presence of any encumbrances or encroachments.
